The General Authority for Real Estate has set Thursday, 22 Sha'ban 1447 AH, as the deadline for the first real estate registration in the Riyadh, Eastern, and Qassim regions. Register now to avoid fines.

The General Authority for Real Estate in Saudi Arabia announced the approaching deadline for the initial registration of over 47,000 properties in several key neighborhoods and governorates across Riyadh, the Eastern Province, and Qassim. The Authority has set Thursday, 22 Sha'ban 1447 AH (corresponding to February 12, 2026), as the final date for property owners to register their properties, a step aimed at establishing a modern and reliable real estate infrastructure.

This measure comes as part of the strategic transformation underway in the Kingdom's real estate sector, in line with the objectives of Saudi Vision 2030. The new property registration system represents a qualitative leap from the traditional system based on registering documents in the names of owners (personal records) to a modern system that relies on registering the property itself as a fundamental unit (the real estate registry). The new system utilizes precise geospatial data to uniquely and definitively identify each property, granting new title deeds absolute legal validity and eliminating the problems of overlapping deeds and duplicate ownership that occurred in the past.

The authority urged property owners in the following neighborhoods and governorates to register quickly before the deadline:

  • Riyadh Region: Includes neighborhoods in Al-Zulfi Governorate (parts of Al-Noor, Granada, Arairah, Al-Sayh, Al-Qadisiyah, Al-Hamra, Al-Manar, Samnan, Al-Rawdah, Al-Khalidiyah, Al-Sina'iyah, Al-Rabwah, Al-Rayyan, Al-Nada, Al-Nafl), Al-Sulayyil Governorate (Al-Shifa, Al-Dirah, King Abdulaziz, Al-Zahra, Al-Rawdah, Al-Nakheel neighborhoods), Hawtat Sudair Governorate (Al-Aziziyah, Al-Nahdah, Al-Yasmin, Al-Shifa neighborhoods), in addition to Al-Mustaqbal neighborhood in Al-Ghat Governorate.
  • Eastern Region: Includes neighborhoods in Al-Nairiyah Governorate (Livestock Market, Al-Muruj, Al-Muhammadiyah, Al-Aziziyah, Al-Shuhada, King Fahd Camel Racing Track Plan, part of Al-Salmaniyah Plan).
  • Al-Qassim region: It includes neighborhoods in the governorate of Uyun Al-Jawa (Al-Ufuq, Al-Murqab, Al-Muntazah, Industrial Area, Al-Nuzha, Al-Nahda, Ghaf Al-Jawa, Rawd Al-Jawa, Al-Rafia, Uthal, East Uthal, North Uthal, West Uthal, part of the West Buraidah neighborhood), and the governorate of Al-Qawarah (Al-Rabwa, Al-Rawda, Al-Rayyan, Al-Salam, Al-Safa, Al-Qadisiyah, Al-Muntazah, Al-Nour, Al-Hijrah).

Call for initiative and registration mechanism

The authority urged property owners to register through the electronic "Real Estate Registry" platform to benefit from its services and avoid financial penalties for late registration. It explained that upon completion of registration, a "property number" and a new title deed will be issued for each property unit, including its precise data and descriptions, geographical location, condition, and all associated rights and obligations. The authority emphasized that failure to register within the specified timeframe will subject the owner to fines as determined by the regulations. Registration will remain available after the deadline, but the prescribed penalties will still apply.
