The Real Estate Registry announces the start of property registration in neighborhoods in Jeddah and Medina. Learn about the targeted areas, deadlines, and the importance of registration for documenting ownership.

The National Real Estate Registration Services Company (Real Estate Registry) announced today the commencement of receiving applications for the first real estate registration of 13 properties distributed across eight neighborhoods in the Makkah and Madinah regions. This step comes as a continuation of the Kingdom's efforts to regulate the real estate sector and protect property rights, urging property owners to respond promptly within the specified timeframes.

Details of the neighborhoods targeted for registration

The Real Estate Registry clarified that the beneficiary areas in the Makkah region (specifically Jeddah Governorate) include parts of the following neighborhoods: Al-Taawun, Al-Tadhamun, Al-Bashair, Al-Sina'iyah, and Al-Khumrah. Additionally, a special timeframe has been designated for the initial registration of seven real estate plots in a section of the Al-Shati' neighborhood in Jeddah, with registration continuing until the end of Thursday, April 9, 2026.

In Medina, the announcement included parts of the Haram Al Sharif neighborhood and part of the Al Jissah neighborhood, where property owners in these areas must register their properties before the deadline set for the end of Thursday, April 16, 2026.

The importance of shifting towards real estate registration

The new real estate registration system represents a significant leap forward in the history of real estate documentation in Saudi Arabia. Unlike the previous system, which relied on "personal registration" (owners' names), the new system is based on the "property" itself as the basis for registration. This transformation aligns with the goals of Saudi Vision 2030, which aims to digitize real estate assets and enhance market efficiency.

The strategic importance of this project lies in increasing reliability and transparency in the real estate sector; the new system gives each real estate unit a “property number” and a title deed that includes accurate geospatial data, thus radically ending the problems of overlapping deeds and border disputes that previously hindered investment and development.

Economic and investment impact

The completion of the real estate registration in the designated areas is expected to enhance the attractiveness of the real estate sector for both local and international investors. A comprehensive and unified real estate registry will facilitate buying, selling, and mortgaging transactions, and reduce legal risks, positively impacting capital turnover and national economic growth.

Registration procedures and penalties

The Real Estate Registry urged property owners to take advantage of the specified deadline to register their properties through the digital "Real Estate Registry Platform" or the official application to avoid penalties and fines stipulated in the Real Estate Registration Law. The company confirmed that its customer service center (199002) is ready to answer all inquiries, noting that registration ensures owners can easily and conveniently manage their properties in the future.
